Terms and Conditions (General)

  1. Booking Confirmation
    Reservations are confirmed upon receipt of full payment or a deposit as specified during booking.
  2. Cancellation Policy
    Cancellations made 14 days or more prior to check-in will receive a full refund.
    Cancellations within 14 days of check-in are non-refundable.
  3. Check-In and Check-Out
    Check-in: 14:00 hours | Check-out: 12:00 hours. Early check-ins and late check-outs are subject to availability and may incur additional charges.
  4. Liability
    Guests are responsible for their personal belongings. The property is not liable for loss, theft, or damage. Any damages caused to the property during the stay will be charged to the guest.
  5. Wildlife and Safety
    The property is located near a natural wildlife area. Guests are advised to exercise caution and follow safety guidelines provided by the management.
  6. Special Requests
    All special requests (e.g., dietary needs, accessibility) are subject to availability and must be communicated in advance.
  7. Force Majeure
    The property is not responsible for disruptions caused by events beyond its control, including natural disasters, political unrest, or weather conditions.
  8. Governing Laws
    All bookings are governed by the laws of Sri Lanka.

Terms and Conditions (Safari)

  1. Safari Bookings
    Safari bookings are subject to availability and must be confirmed in advance. Full payment for the safari is required to secure your reservation.
  2. Cancellation Policy for Safaris
    Cancellations made 48 hours or more before the safari date will receive a full refund.
    Cancellations made within 48 hours of the safari date are non-refundable.
  3. Safari Safety and Guidelines
    Guests must follow the safety guidelines provided by safari guides and staff. The property is not responsible for any injuries or accidents that occur during the safari, as it involves potential risks associated with wildlife and outdoor activities.
  4. Wildlife Viewing
    While we strive to provide a memorable safari experience, wildlife sightings are not guaranteed due to the nature of the safari and animal behavior.
  5. Weather Conditions
    Safaris may be delayed or rescheduled in case of severe weather conditions, including heavy rain or storms.
  6. Liability
    Guests participate in safari activities at their own risk. The property is not liable for any injuries, accidents, or damages that occur during the safari.
  7. Age and Health Restrictions
    Children under 6 years are not permitted on safaris for safety reasons. Guests with medical conditions or mobility issues should consult with the management before booking a safari.
  8. Safari Timing and Duration
    Safari durations may vary depending on weather conditions, wildlife activity, and other factors. The safari schedule may be adjusted for guest safety and experience.
  9. Force Majeure
    In the event of circumstances beyond our control (e.g., natural disasters, wildlife disturbances, or government-imposed restrictions), we reserve the right to cancel or reschedule safaris with a full refund or an alternative experience.
